Board - There are seven condo Owners on the Association’s Board; Board members are elected for two-year terms. The next election for Board members will be in November 2024. The Board meets monthly and has open meetings for all condo owners during the year. The Property Manager and Building Manager attend all Board meetings.

Mid-Town Direct train to NYC - Both the South Orange & Maplewood train stations are only minutes away.

Jitney Service- SOMA van to South Orange arts/entertainment( SOPAC,...) and the train station.

Pets – Pets (dogs and cats) are allowed with many owners have dogs. When taking out your dog or cat the owner must use the service elevator with is adjacent to the two passenger elevators.

HOA/Maintenance Fee - There is a monthly maintenance charge which includes maintenance for the interior and exterior of the building, recreation amenities, concierge, doorman, valet service party room with kitchen facilities, and water.

Assessment -  Due to a complete renovation of the buildings' exterior, installation of new elevators, and interior upating, there has been a “debt service assessment” for eigth more years. Each condo owner is being billed along with the monthly HOA.

Parking -  While owners can self-park or choose to have valet parking; all guests must use valet parking. Each parking space is $50 a month with apartments allocated 1-3 spaces. 

Capital Improvement Fund - Due at closing an amount equal to three months maintenance.
